Increasing demand for secondary housing in Moscow: new trends and prospects

During the month, demand for secondary housing in Moscow increased by 10%, according to data from the NDV Supermarket Real Estate company. This growth is accompanied by an increase in the number of clients preferring transactions without the use of borrowed funds, experts say.

Head of the urban real estate department of the company “NDV Supermarket Real Estate” Elena Mishchenko stressed that the new trend is to increase the number of customers paying in cash. Currently, about 80% of buyers prefer cash, while previously this figure was only 20%.

Mikhail Khorkovhead of the analytics committee of the Russian Guild of Managers and Developers (RGUD), noted that the increase in the number of buyers of secondary housing for cash is a general trend observed in various cities.

This view is confirmed by Ruslan Syrtsov, managing director of the Metrium company, who believes that the high demand for available secondary housing is explained by high interest rates on loans and the possibility of receiving additional discounts from sellers.

Ekaterina Shengela member of the board of RGR, attributes the increase in the number of cash buyers of finished housing to high mortgage rates and large monthly loan payments.

Artemy Shurygin, also a member of the board of RGR, notes that in the Moscow region there is not such a high demand for available housing, but the share of such transactions has still increased due to a decrease in activity in the mortgage sector.
